The landlord does not have to prepare a new lease if he does not want to. If not then it becomes a standard month to month tenancy. This allows the tenants to be able to move out on a month's notice, but LL can't ask tenants to move out without a legal reason.

Until all the tenants give notice and vacate the suite the LL needs to keep all of the deposit. To get your deposit back you would have to ask the room-mates to pay you as they can get deposit back whan they do move.
