in a free-market apartment, (non-stabilized, non-controlled, non-regulated), landlords and tenants both have the same option, to stop the tenancy with 30 days for ANY legal reason. a 'legal' reason defined can mean the landlord just doesn't want to rent to you anymore, or no reason at all. that's the beauty (for a landlord) of a month-to-month tenancy.
