I am a homeless Combat Veteran currently residing in a DHS shelter.
I am the recipient of a SEPS approval/voucher and I have applied for housing at Tracey Towers located at 40 W Mosholu Pkwy S, Bronx, NY 10468.
It is my understanding that this property and management company fall under Mitchell Lama guidelines and all applications and credit reports are approved by HPD.
Upon accepting my application the leasing agent at Tracey Towers explained to me that my credit score is more of a determining factor above anything else. My SSVF Samaritan Village Housing Specialist argued that more weight should be looked at the fact that I am a homeless Combat Veteran, pending full time employment, has no no criminal history, and my credit report only has a few medical bills and nothing derogatory but the leasing agent still emphasized that my credit score will be the determining factor.
Can you provide me with the rules for determining an approved application? or if an applicants application decision is based solely on credit score?
