My mother owns a condo in the top floor and there has been a roof leak for many years that gets worse over time. The property management has done some patch work but never properly fixed the issue. Also the balcony has some ceiling concrete chipping on one the canopy edges.
How can she get a NYC building inspector to comes in and force the building to fix the issue? As a condo owner she can only fix interior issues because she doesn't actually own the exterior. That is up to the condominium itself. But she can't force them to do anything, hence the need for an official inspection followed by a threat of a lawsuit, followed by an actually lawsuit.
Basically this isn't a tenant-landlord dispute, it's a condo owner-property manager dispute.
