apartment sitting/subletting

I have obtained a five month assignment out of the country. I'd like a friend and his girlfriend to apartment sit/sublet while I am away. How can I do this and not jeopardize my lease and losing my apartment? My understanding is if it is a sublet my landlord could refuse.

If your apt is rent regulated, LL may not unreasonably deny a sublet if the you follow DHCR's procedures at below link:

but beware of getting your apartment back painlessly at the end.

if they don't want to leave you can't throw them out... have to go through eviction process.

search board for similar stories.
most Landlords suck it.

Does that mean that sublets, once they're in a rent stabilized apartment would have to be evicted if you want them out?

I'm in a situation where I'm a sublet who wants to take over the lease (with the former tenant's blessing), and I'm trying to find out what rights I might have.

Dogra,

I think they are speaking of the prime tenant not being able to just throw out the subl tenant. If the prime tenant in your apartment decides to give up the lease, the landlord is not obligated to let you have the apartment. Also, if the apartment is one that could easily rent for over $2,000 you can the landlord will do what it takes to get the apartment to market rate.
