Ilive in a rent stablized apt lived here for (27years) 1974 planning to move to las vegas Nev.beginning jan 2003 can I leave apt to my son who is over 21 yrs old lease expires dec 1, 2002 do I have to give landlord advance notice if so how much time do i have to give notice? will transaction have to be handle by an attorney? or do I just continue paying rent with increase & say nothing Please advised

Does your son live there? I'd suggest you read the following about succession rights, it includes details of exactly what to do. Also, be forewarned that if the LL thinks they have a case against the succession rights they will most likely take legal acation.
