Rights of Month to Month Hotel tenants

Hi all;

I and my ex-girlfriend applied for and recieved an apartment in a rent stabalized hotel apartment 7 years ago. Both our names are on the application. We broke up 2 years ago and I moved out. She has now purchased a house and I want to take over the apartment. The Landlord says that since I vacated the premises I have no rights to move back in. Is he correct in this ascertation or am I protected by the law saying that a person can not be removed from a lease. (The landlord claims I do not have a lease and the rental application and agreement is not a lease.)Class A hotels do not have a lot of information on the net so I would love any help anyone can provide in this matter.
