I am living in a building with SOME RS units I believe. We currently do not pay for gas or hot water so I thought that was interesting and requested the rental history for the unit we live in.
From 1984 - 1990 the rental history says Apt Status is "RS" with rent that is only around 500-600 dollars. Then starting in 1991 to the present, the record says "REG NOT FOUND FOR SUBJECT PREMISES".
I read on the forum here that if there is a 421 tax abatement that would be a reason for explaining why the unit may not be registered anymore since that means the unit was taken off of Rent Stabilization. I wasn't able to find a 421 tax abatement form online (unsure if I am just not looking correctly), but on one of the columns in the rental history records, under "Reasons Differ./Change", in 1986, it says "421-A" which I assume means the 421 tax abatement and the unit is no longer RS? (After the 1986 date though, the unit still shows "Apt Status" as RS)
Is the unit I live in potentially still rent stabilized or because of the 421-A note in the "Reasons Differ./Change" it means it no longer is?
