Fly Home and Rent Now, or Next May? Most Favorable Time NYC?

Is Fall and Winter always more favorable for the tenant to rent an apartment in Manhattan? In other words, there are more units available, etc.

Would May 2010 be a much less favorable time for a tenant to rent? Would it be advisable for someone who is overseas to fly back now to rent an apartment rather than wait until next Spring?

This would be in light of the fact that the prospective tenant has a quite sufficient but unconventional income, very little US credit, and a dog.
