: I sent half of my rent by certified mail to landlord on the 1st with letter stating an emergency arrised and I can not pay rent in full this month the other half will be paid on the 15th. Am I in the right for doing so? Can landlord take any actions against me for my actions? Please advise.

Your lease probably says that the full monthly rent is due on the first of the month. So technically, failure to pay the whole amount is a lease default. But, the landlord would be crazy to make an issue out of it, especially if you usually pay your rent on time.
