landlord refuses lease renewal due to gut renovation

I've lived in my NY City rent stabalized apartment for 20 years. My landlord has obtained a loan to gut renovate the building which has 20 units, only 4 of which are currently occupied. Can he evict me without paying my or finding me a new apartment for the same money? Do I have any rights? Should I hire a lawyer, which is prohibitivly expensive?
