What are my rights in Georgia?

I am renting a house in Lithonia, GA. I deal with the real estate agency
who is overseeing the house for the owner. The owner asked for the 1st
and last months rent, plus security which amounted to $2500.00. I have
paid my rent on time since I moved in. The problem exist with the condition
of the house. The real estate agency claimed it was move-in ready and it
was not. The day of my walk through (Sunday, May 3l)when the broker and
I walked into the house was full of house flies. Dirty dishes in the sink,
food in the refrigerator, dirty pots and pans on the stove, etc.
It appeared that someone was living in the house, the day before I was to
move in. I did not move in until June 5, in which they did not adjust my
rent accordingly. Also, I wrote them a letter stating additional problems
with the house that would not have been noticiable at the walk-through.
The gas stove when turned on heats up the exterior surface to the point
that a pot-holder has to be used to turn the knobs. Also, I have a 6
year old who burnt his arm from on the side of the stove. Other things
like the carpet needs to be replaced from water damage, it is unraveling.
A damaged widow that is unsafe. Their response is that the owner can not
afford to do any repairs and/or replace any thing in the house. And the
appliance is included in my rent. (So they claim) I am at my wits end.
I don't know what are my legal rights as a tenant and there responsibility
as a landlord. I know one months rent can carpet the house with the
cheapest carpet, and half of the rent can by a new stove. It is now
August and I wrote the letter within 30 days of living in the house and
I have not received a response from the owner or the real estate agency.
What more can I do to get these people to do what is right?
