In New York? If you are stabilized, they must offer you a renewal lease
and are limited in the increases by the RGB orders. If they don't offer
you a renewal lease, then your rent can't go up until they do.

If not in NYC and/or not stabilized, you then become a month-to-month
tenant, the owner is not required to give you a lease, you would have
30-days notice protection and they can raise the rent on 30-days notice.

That's baloney. Even if not stabilized or not in NYC, they can sell the unit
and the new owner becomes your landlord.
