Go to Tenant net home page and research "retaliatory eviction"
Send land"lady" a polite but firm letter telling her to stop harrasing you that you are legally entitled to have guests,and her threat to evict you is illegal.
Send letter via registered/certified return receipt mail and keep a copy and the receipt in a safe place(preferably not in the apartment).
This option should leave you safe for up to one year because she cannot try to evict you for at least six months and then it will take six or seven months to get you evicted.
Remember I am not an attorney so you must decide what is right for you.
Also inform the tenant downstairs to kiss your ****
