Hi. Since you've been gracious enough to have had 5 Open Houses to show the place, you should be on good terms with the LL. Therefore, I'd simply speak with the LL directly, and tell them that you've found a place and need to move now. It seems like you have a good working relationship. Also, you could speak with the new buyers. They may want earlier access, and could either speak to the current LL too, on your behalf, or "buy out" your remaining time. Also, since you probably gave a security deposit to the LL (one month's rent??) why not just NOT PAY September rent, and tell the LL to use the security to cover the last month of the lease? That may be the simplest way of all.
