Legal or not, if he doesn't want to leave at the end of the term, irregardless of what he signs, you have to take him to court to evict him(or her), which defeats the whole purpose of having him sign something in the first place. Eventually he'll have to leave, but it's getting him out if he doesn't want to go that's the problem.
