not stabilized . . . how scared should i be?

we're about to sign a lease for a non-stabilized apt in manhattan. we've been living in stabilized apartments for years, so we could use some info on life without the regulations. (any links you can suggest?)

most importantly, do we have any rights as far as lease renewal -- if we abide by the lease and pay on time, on what grounds can a landlord refuse to renew it?

this is a brand new 1 bedroom in a 24-unit building on the lower east side. the rent is $2050 (but $1900 if we pay on the first of the month -- and what is that supposed to be anyway???) and, by the way, this lease also has that 80% carpeting clause that is apparently unusual for a new building...?

any advice is much appreciated. tia.
