You have no rights to a renewal and no limit on what the increase on a renewal would be. A carpeting clause? I've seen it and it's usually not enforced, unless.. but what's with the discount if you pay by the 1st of the month? So you're going to be sending in your rent by certified mail about the 25th of every month for the next month in order to get the discount? Well, get in writing that you'll get that discount if the rent is paid by the 1st, and try to get a 2 year lease.
