As usual, Lilly is wrong again.

To terminate a month-to-month tenancy in New York City, a 30-day written notice is required, and the notice has to be served in the same manner as a notice of petition and petition in housing court.

In the rest of New York state, a month-to-month tenancy can be terminated by a one-month notice -- verbal or written.

In all cases, the termination date in the notice must coincide with the last day of the rental period. For example, if the rental period is a calendar month, the termination date must be the last day of the month.
