Rent checks lost...again

Another quick issue. Our landlord initially asked that we leave our rent checks at this sons doctor's office next door to our building. We did so for several months without mishap until one month, our checks were never cashed. After three weeks, we called our landlord and he confirmed that our checks hadn't been dropped off. We knew it had and searched the clinic to no avail. We immediately put a stop payment on checks only to be told several hours later that our checks had been found. Too late, had to pay stop payment fee. It was then decided that we would mail checks to him (our initial suggestion) and so we have. Only, once again, it's been 2 weeks, our checks haven't been cashed and our landlord claims he hasn't received them. I question his integrity as nothing has been returned to us (and past experience). What should we do? I don't want to pay a stop payment every month. We have done everything he asked. What are our rights in this matter?
