Westchester - Rent increase for improvements

Postby Paul_Smith » Tue Mar 23, 2021 4:02 pm

Hello,

I live in a rent-stabilized unit in Westchester.
I have received my apartment information from DCHR. My LL charges me more than he charged the previous tenant and it says "improvement" in the "reasons difference/change" line of my lease, but those improvements happened during my tenancy. I checked with the previous tenant and no improvements happened during theirs. Is this rent increase justified?
Thanks!

Please answer all these questrions.

First, tell us what the improvement was that the LL is claiming? Is it a building-wide improvement (MCI - like elevators, boilers, etc.) or Individual Apartment Improvement (IAI like kitchen appliances). Then tell us when you took occupancy.

And when you took occupancy, did the LL give you the DHCR rider (about 10-12 pages) where he has to list what the improvements were between tenants and how much it cost?

Did you get copies of your DHCR registrations for each year? Did you also get the history going back to 1984?
