no lease is a good lease?

Postby Bean » Tue Mar 18, 2014 1:29 pm

Good afternoon. I moved into my apartment with a NYC loft lease. I have been in the apartment since 2011 and the landlord honored our lease for two years. After that I haven't had a new lease. We recently were told by our landlord that he had sold his apartment and that we had a new landlord. We then heard via e-mail from the building management company that we were to write our rent checks to a new entity (cc-ing the new landlord). That was it. We haven't heard anything from the new landlord. And, based on the status of my fellow tenants, it appears that may be a good thing (i.e., many of my fellow tenants have gone through multiple landlords with little change to their arrangements).

I am operating under the understanding that, should the new landlord wish to evacuate the apartment that I would have no more than 60 days to vacate the premises. Is that correct?

Can anyone familiar with NYC loft laws offer me any information about this current situation?

Thanks in advance.

Could you explain what you mean by a Loft Lease? Is it a rent stab lease? Is the building an IMD?

Thank you.

It doesn't look like the building has applied for IMD registration.

I referred to the lease as "a loft lease" only because the lease is not a rent-stabilized lease.

We're not experts on loft issues here, so we don't want to tell you something that might not be correct. Have you checked with the Lower Manhattan Loft Tenants? at http://nyclofttenants.org/

I don't think they are restricted to Manhattan.
