Vacancy leases

In some cases vacancy leases can go as high as 20%. I would like to know if a vacancy lease is reported for two consecutive years does the following vacancy lease also go up by 20%?

Your question is not clear. But just in case, the new laws have done way with the 20% vacancy bonus.

Thanks for the response. So in my registration for my apartment for the year 2016 my landlord registered it late. We discovered that he inaccurately registered a different tenant than the legal tenant whom was supposed to be registered. He registered a new person and the status of the apartment was lease renewal on the registration. Yet he increased the rent by 20%. For the next year 2017 he registered a new tenant. On this years registrarion he put the reason for increase as a vacancy lease. So on the registration he again increased the legal rent by another 20%.now i am disputing the inaccuracies on these registrations. If i were to be given a new vacancy lease for 2018 will he be able to file another 20% increase.

Again, you're leaving things out and it's not clear. How about giving us a table who was in occupancy when:

Tenant name* | Lease begin-end dates | Length of Lease | Rent | Increase from previous tenant

also purported reason for increase. *not the real name of any tenant(s). For example:

John D | 2/1/16 to 1/31/17 | rent $1200 | 20% increase
Marie N | 2/1/17 to 1/31/18 | rent $1440 | 20% increase
Stan B | 2/1/18 to 1/31/19 | rent $1728 | 20% increase

I would have to look it up, but I don't think a LL can get a 20% increase more than once a year.

Also indicate if other increases are listed on the registration, i.e., MCIs, IAIs, longevity and RGB increases.

Are the tenants on the registrations real tenants who actually lived there? If not, what's the real story?

When you say registered late, what do you mean? Registrations are supposed to be filed by July 31 of each year, reflecting the rent as it existed on April 1 of that year.

Why would you be given a new lease for 2018? What does that mean?

Registration years 2016 and 2017 were filed may of 2018

I moved in 2/1/2018 my one year lease of 2700.00 came up for renewal for 2774.00 with a back date of 11/01/2018 on the lease. Did not sign and have not been on lease since my last lease expired on 2/1/2019. Registration is coming up and would like to know how that would work

This is difficult to understand. I asked you to lay ti out to make it easier to understand.

What does the "2007" mean in the second line for a lease that ran from 2016 to 2018? I can't follow this.

Please put the lease terms in Chronological order. You have them all mixed up.

You also have Fred and Jim occupying the place at the same time, at different rents.

Is all this coming from a DHCR rent history, or some other source?

This is from dhcr rent history. The years next to the name is the registration year the dates next to the year are the reported lease strat and end date

Sorry that was a typo i have fixed it and the information comes from dhcr rent history the parentheses reflects what was reported as the reason for change

The two leases overlapping were my first suspicion that something was off and this is how it is reported on the rent history not a typo

To make it easier, can you scan the rent history and upload it to us using the Private Mail "PM" button? I think that would help. Don't post any personal information on the public part of the forum.

The maximum file size is 2 MB. Try reducing the size or resolution of the photo. On the phone you can use an app like CamScanner (or similar). Best if saved as a PDF, but jpg images are also OK.
