Do you think the following clause in a residential lease (in NYC) would be upheld in an eviction proceeding where the LL stated: he suspected tenant of selling drugs because he was seen standing outside the apartment house with many cars stopping and going all night long.

"Any criminal activity or reasonable suspicion of any criminal activity by the tenants or any member of the household would be a violation of this lease"
