Arbitration requirement for guarantor - common or red flag?

Hi! I'm in the process of getting an apartment having just moved here from the West Coast. The apartment's lease requires a guarantor regardless of my income and the guarantor agreement includes an arbitration clause.

Should I see this as a red flag or is this commonplace for apartments around here?

I've never heard of a landlord requiring a guarantor for all tenants regardless of the tenant's income. Do you have a very short or non-existent credit or employment history?

Standard lease forms include a block for a guarantor but that doesn't mean a guarantor is required, unless the landlord says so.
