Hi, I'm actually posting this for my sister. After a long bout of unemployment my sister lost her case with her landlord for non-payment at the end of may. The order to reposess was stayed 60 days with the stipulation she pay current rent and the arrears by end of business 7/30.

We have finally been able to gather the funds. part of its mine and part of it is from local charities...we intend to overnight it tomorrow for delivery 7/30. We plan to CC the landlords lawyer and the Housing Court Judge.

Here are my questions:

Does she still need to an order to show cause?

Does this stop the issue of a marshal? Or is the marshal automatic? Does the judge need to sign for a marshal??

If no, does the marshal still leave a 72 hour notice or does he repossess immediately?

The reason we ask is that my sister has found employment but is required to be at work from 7am-5pm. I've been helping her with the mailings and phone calls...but she is crazed with fear that when she comes home wednesday she'll be locked out.

Any answers or advise would be appreciated..
