Can I return security deposit ?

My situation:
I had 3 months security deposit with the management of the building. I broke my lease with 3 months left. Having talked to the management and they said it would have been returned to me if I had found someone to take my lease on the conditions of my lease renewal - 5% increase. I found 2 guys with good credit, etc. Had them applied with management right in time. But suddenly management decided to spend my security deposit to repair the apartment and considerably raise the rent for the next tenant. So, I have already sent 2 letters asking to return my security deposit, and still no answers. What to do? Do I have a chance to get it ? It is almost $3k ....

most Landlords suck it.

No, my negotiations were over the phone, but 2 guys applied in person with managements- they filled in the application - and paid all fees.Do I have a chance to win in small claims court ?

The security deposit is to cover repairs and back rent.

If you were up to date on rent and the apt was in good condition, they have no right to that $.

Send them a certified letter demanding your $ and then file in small claims.

You should have or should document the condition of the apt to use as evidence and they will have to provide receipts for every cent of repair work which you should then challenge. Security deposit should not be used to cover "wear and tear" on an apt during a tenancy.
