Welcome to the TenantNet Forum

May 1, 2024 Note:. Due to repeated attacks by spammers and Chinese scraping bots, we have temporarily suspended new registrations. We have asked our ISP for help in shutting out these attacks and hope to reopen the board as soon as we can. Users who are already registered should be able to continue with posting. The board is still available for reading.

Posting to this Forum is open to all registered users. You should be familiar with the Forum Guidelines. The pre-2002 Forum Archives may be viewed here.

To those asking questions: Experienced tenants and attorneys frequenting this message board may be willing to help. Please post to the appropriate section and indicate your city/location, if you are rent stabilized/controlled, coop/condo or under any other form of regulation or subsidy, lease status, units in building and when it was built. Please be advised: Landlords do monitor this board. Some even participate. You should not place identifying details and email addresses in messages that could potentially complicate matters and be used against you.

For Judge Gerald Lebovits' 2019 Changes to the rent laws, see: Part 1 "What Lawyers Must Know" [about the new rent laws]

New DHCR/HCR contact information:

* NYS Division of Housing and Community Renewal (HCR)’s Office of Rent Administration

* RentInfo phone line: 833-499-0343

* Email: RentInfo - at - hcr.ny.gov

* Any relevant inquiries may be directed to Rent Connect at https://rent.hcr.ny.gov/RentConnect/Welcome. Click on the "Tenant" tab. Other than the filing of initial complaint forms for a few case types, it's not clear if Rent Connect allows tenants to submit replies, letters or documents when the agency has requested more information. DHCR used to have a fax line where you could send them any such documents, but the fax line is no longer in operation. We have seen cases where regular mail to the agency can take up to two weeks, which makes the agency-imposed time to reply meaningless.
