Consider:
If the yard is not securely fenced, a neighbor's child may wander in on a warm summer night, take a dip and you find him/her floating in the pool in the morning.
If you accept the current terms, you're responsible for not having properly secured the yard and, in the long run, for the death of the child.
Consider:
If the yard is not securely fenced, a night jaunter happens to think that it's his/her open invite to use the pool. Drunk, stoned or a simple accident and you find an adult floating in the pool
Again, you accepted the terms... you're responsible.
Consider:
If she's already pondering the possibility of purchasing replacement stove and fridge, chances are, the ones you're taking aren't exactly showroom fresh.
Consider:
You know the basement conversion is illegal. Although you didn't effect the conversion, your knowledge of the situation does not bode well for you in case of some sort of litigation. Not to say that you would be held responsible for the conversion, nor the maintenance of it. But...
Consider:
You've already said that you find the ll "a little wacky".
