Your questions:
1. small claims: yes; NYC housing court: maybe. What kind of court are you being sued in? also: what city?
2. maybe: funding is extremely tight... try Legal Aid: if you or your case does not qualify, they can give you a list of other places to try.
3. don't expect the judge to 'require' anyone to produce business records: in some courts, you can subpeona records: see Tenant.net > main page > organize > lenox hill book.
4. read about similar situations: here, elsewhere online, in the library, etc.
