Breaking a lease because of landlord neglect since moving into the apt.

I've been in my rent stabilized apt. for seven mos. the apartment was never repaired when
I moved in and I've taken my landlord to court twice this thursday makes the second round,
the last time in court, he was given and order of motion, and 30 days to make repairs...he hasn't reponded
to the order by the court, recently my ceiling collapsed in my bedroom two week now, nothing has been done,
there is no supt living on the premises. I have also held rent from January to present, can I go to court and make
a deal requesting that the landlord waive all back rent including April, and I'll vacate at the end of April, and owe
him nada. Of course, I would request this be in writing. I have a plain english stardard lease with no rider and it
wasn't signed by the landlord, and section 2 say "AS IS", but I was told that this violates the "Real Property Law".

Any advice is greatly appreciated.
