Whether it's fair or not, the landlord owns the property. If you live in northern NY, you do not have any protections under rent stabilization. You should try to negotiate some reasonable settlement.

: We were in a lease for 10 months and when it expired we kept paying rent under no lease terms for 5 months. The L/L then asked for us to sign a lease for the winter season from Oct to April since it would be hard to find tenants in that time period, Northern NY winters are hard. Now they are claiming that we have to sign a full year lease or move out by April, is this fair when we already have lived with No-Lease once before. Also we have never missed a rent payment.
