Rent regulation has created a class of winners (people with good regulated deal), and losers (those that are stuck with market rents). Why should the losers give a damn about regulation, when not only doesn't it help them, but probably hurts them?

This is going to start hitting home, especially in Manhattan. The LL are making a big push to get apartments out of stabilization using the luxury decontrol rules, and its working. Try to get anything better than a small studio for <$2K. Good luck. As time goes buy there will be more and more losers, as I defined above. This will erode the support for the rent laws when they come back up in five years.
