Nick!
You hit the nail right on the head. But prepare yourself for someone to tell you that you should have known before and id=f you didn;t approve, you should have stayed clear of NYC.
You can thank our dear sweet Governor, who sits on his polyester-clad ass in a nice comfy little house far, far away from NYC and who truly, in his festered little heart, doesn't give one shit about what happens to the residents here in The City. He and his killed the old controlled and stabilized apartments simply because he doesn't live in one. THERE'S something that needs to be addressed and changed VERY QUICKLY! The rent controls, rules and regulations NEED TO BE DECIDED BY THE RESIDENTS OF NYC AND NOT SOME ONE WHO DOESN'T LIVE HERE!
The saddest point you will encounter is that there are so few "real" New Yorkers left in NYC lately. The old "fighters" are long gone. And the few of us left who have grown-up here aren't enough to make a difference. "New" New Yorkers need to get that stick out of their ----s and wake up to the fact that one day, a landlord is going to give it to them in the hardest way they could "never" imagine.
As the laws run now, there's precious little that you can do. Oh yes, you can fight the rent in court, but there's a LOT of paper and foot work to be done with that.
Depending on what neighborhood you live in, there might be some resources for you to check with. Look around. Meanwhile, for all it's worth, you might like the idea a "Smitty" had on this forum. If you choose to post this way, be direct, only give the details and see what reaction you get.
Good luck Nick!
