Broker says Management Company wants first month + security in cash

Is this kosher? I asked the broker why and he said he didn't know. If the apartment is owned by a management company, I don't see why they'd insist on cash (no money order, no cashier's check, etc.). I feel more comfortable paying with a bank check. So far the broker has not been shifty, but I have to wonder about this insistence on cash. A friend suggested that maybe it was the broker's "rule," not the management company's.

I don't know if this has any bearing, but the apartment is in a coop building.
