Renting in a coop building

I am about to sign a lease for an apt in a coop building. It's not rent stabilized and the owners (a management company that owns 80% of the units in the bldg) will only give me a one year lease.

I am concerned that the rent will be jacked up next year. I'm also concerned about my rights as a renter in general. Where can I find specific info on coop renting?
