: My 9 year old refrigerator developed a leak in the freon unit in the
: freezer.

: Is the bldg. management required to replace the unit whithout increasing
: my rent or charging me for a new one?

: I was told by a fellow tenant the landlord's obligated to replace a
: refrigerator every 7 years anyway. Is this true?

>> The unit must be repaired or replaced with one that works at NO cost to you...if you are rent stabilized..if not, get out the rosary beads !!
Also, the landlord may try to say that he can't fix or replace and that all he can get is a new one and he wants to charge you 1/40 ( of the price) extra rent per month FOREVER!!. You do not have to accept that, if the unit cannot be fixed or replaced with the same size reconditioned one and so he wants to pass the expense of a new unit on to you. I never heard of a landlord having to replace a fridge every 7 years...try to get them to paint every 4 years, which is the law... Take care.<<
