If you are stabilized or controlled, you have the right to keep the apartment at the current rent. That does not mean that the landlord will not act as if you don't have the right. An affordable rent in the eye of a landlord is an intolerable pittance. Unless you want to leave NYC and move to Wyoming or somewhere else that doesn't exist, and your landlord wants to evict you, see a good tenant lawyer fast. (Not one that works ever for landlords.)
