sale of rental

In my situation, I am the landlord. I have a lease in Westchester NY and my
lease has a 30 day notice clause if I sell. The tenant has been given 45 days
but has recently advised me that he was turned down by another rental condo
due to his credit history. I currently am in contract to sell the unit and
his family's leaving is the only obstacle.

What are my rights as I can't afford to continue to ownership of this
property. Are their decisions in my favor that the court will hear and
is their a way to RUSH this.
