landlord selling building...

Just got a call from a real estate agent who wants to come by and show my apartment?!; turns out my landlord is selling the building.

I live in NJ, have a month-to-month lease, as of Nov. will have been there 5 years. The building has 5 units plus 2 basement apartments.

If I renegoiate a new lease with my present landlord (assuming she agrees) will this new lease be honored by the new owner?

I know I would have to vacate after 30 days if issued an eviction notice in NYC, does this also apply in NJ? Can I be evicted?

I thought it a bit strange to hear it from a real estate agent. I spoke with him a bit and he estimated that is would take roughly 4-6 months to sell the building, which whould give me time, but I really don't want to move and would like to stay a my present location with my present rent.


Is there a "best" way to prepare or am I at the mercy of the new ownership?

Any info and advice apprecitated.
