LL takes her trash out in front of my rented house, also debris and tree branches

I live in a single house in Staten Island, NY (Tottenville),
and my LL lives next door. I am in a month-to-month agreement.
Her house looks like a condemmed one, and the debris from repairs
is often placed in front of my house for refuse collection.
She has tried to place her debris also in my backyard, and recently cut
a tree and set the branches and leaves in my front yard (placing it in
her own yard would "might get her dogs scratched"). She claims that
she has a Landlord Right to do it, and that she could ask me to not to
use my drive-in if she is going to repair her next door house.
In occassions I know that she enters my basement without proper notice. She
still has some of her property in it that was supposed to be removed
at moving time one year ago.
Is she right? What does the law say? What can I do?
