Is 12% rent increase legal?

I live in a building with 111 units at 123 W. 44th St., which is listed as rent stablized on this site. At the time I signed the lease, I asked about rent increases and was told the rent would maybe increase $50 or so. Now I'm being told that my rent will increase 12% (over $200) if I renew the lease. My question is: Is my entire building indeed rent stablized or are just some select apartments rent stablized? How can I find out?
