Broker's fee charged by landlord's agent

I live in non-stabilized highrise on Upper West side.
Me and my wife literally walked into the the building and asked the doorman
if anything was available for rent there. He redirected us upstairs to rental office
where we were greeted by a broker! He told us that yes, he has lots of apartments
available but we have to pay the fee to rent it. He's gonna make us a favor (!) and
lower his fee to 10% since we walked in from the street.

I have everything documented. Is there a chance I can sue the bastards and get
my money back?
