A simple one sentence amendment to the lease can accomplish your task, but as Mark Smith says, the landlord must agree by signing it.\
"The lease dated January 1, 1845 between John Rich, landlord and John Doe and Jane Doe, as tenants is amended so that John Doe is the sole tenant and Jane Doe has no rights or obligations under the lease."
The amendment must be signed by all three parties.
