Yes: try to get a written lease, generally available in bookstores or stationery stores. Generally: your son is a sub-tenant of the two people on the lease: they are his 'landlord', he is their tenant. In NY, they must obey all landlord laws, including security deposit. Probably same thing in Ohio.

If your son is a student, he can probably get info/referrals at his school's Off-Campus Housing Office.
