My fiancee has a verbal lease with her land lord.
She wants to leave her apartment in October by the
land lord says that if she doesn't leave either in
the summer (August) or December that she is not
getting her deposit back on the grounds that it
will be difficult to find a replacement tenant due
to college students not looking for apartments.

What are her rights in this situation?
Is she entitled to her deposit back regardless of
when she decides to leave?
