Security Deposit

Hello:

This inquiry is about my security deposit for an apartment in
Washington, DC.

I had to break the lease because of the expansion of my family.
The landlord initially said that they require one month's rent+
a cancellation fee of one month's rent. When I wrote a letter
back detailing my financial crunch, the landlord came back and
said that they would charge rent until the unit is re-rented
as well as forfeit the security deposit as well. I moved out
after cleaning the apartment to a mint condition. The next
tenant moved in within a week or so. Can the landlord still
forfeit the security deposit? My understanding is that the
landlord can use the sec. deposit only for any damages in the
apt or cleaning it up.
