My landlord has refused my application to sublease my apartment for reasons based on false assumptions. I sent the landlord a letter telling him why each of his reasons are false and unjust. What if the landlord still refuses - what happens then? Do I wait for the landlord to take me to court and then state my case, or do I have to initiate an action against the landlord for unreasonably withholding permission for me to sublet? If I have to initiate such an action, what forms do I need? I have been subleasing the apartment from November 1998 to May 1999, and want to continue to sublease to the same person (who is already living there) from May 1999 to May 2000, until I can move back in. I am currently living rent free house-sitting for a friend. Any advice or guidance would be greatly appreciated. Thanks.
