the police action MikeW spoke of is on the homepage of tenant.net and is only if Ana is STILL physically locked out: suggest you print it: even if they read it, the police might not do it.
Maria is a landlord & has to follow the law: 30-day notice to terminate and evict a month-to-month tenant: use these terms to search here for earlier posts with better explanations. sue in Housing court for illegal lockout if it is not done right.
after Ana leaves, sue in small claims for reimbursement of renovation & damages: illegal lockout is worth treble damages, 3 times the rent: use search for illegal lockout, too.
