seems to be the same as last year: data proves LL's need no increase, RGB gives them 2%, 4%, & huge vacancy allowances
so harassment of both RS & RC by ridiculous lawsuits will continue.
ridiculous = just barely within the law, can't be ruled 'frivolous', e.g.:
rent due 5/1: sued 5/17: RS, 20 years
false claim, access denied: RC, 30 years
unauthorized painting (after LL refused): RS, 22 years
here is what they say about stabilized apt vacancy allowance:
"No vacancy allowance is permitted except as provided by sections 19 and 20 of the Rent Regulation Reform Act of 1997."
is it really so hard to say in plain language: 20% vacancy increase, etc. ?!?
